A modern fuseboard / consumer unit provides far greater protection and is much easier to use.
In addition, a modern fuseboard/consumer unit is capable of picking up earth leaks and faults and will alert you to problems that an older design would not.
For instance, if you are using a faulty appliance the RCD (residual current device) will trip the fuse and protect you from the fault.
Pictured below is a modern dual RCD fuseboard/consumer unit.
At the heart of every electrical installation is the fuse board and many properties still have outdated circuit protection, inadequate earthing and no residual current devices.

Landlord electrical certificates are another important part of ensuring the safety of your tenants and being able to prove that you have taken reasonable steps to do so.
All electrical certification should be carried out by an electrician whom is registered.
It is advisable to have a full electrical inspection carried out every five years.
This examination investigates the state of the electrical wiring throughout the property and thoroughly checks the safety of the electrical installation.
The electrician should issue you with an Electrical Installation Condition Report ' at the end of the examination, which declares the electrical installation as safe.

Since the introduction of part P by the Government in 2005, most types of electrical work carried out in a domestic installation is now notifiable to Building Control of your local council by law.
Although you can still undertake the work yourself or employ someone who is not part P registered, you must inform your local Building Control officer of the work before the work is started.
Before the work is started a Building Control Officer will view the work to be completed, and you will have to pay a Building Control fee to register the work.
